Property passes into your name only through the acts the law requires

An inheritance in Greece does not pass to you automatically. Specific acts are required: certificates of kinship, an inheritance tax return, a notarial deed of acceptance and registration with the Hellenic Cadastre.
Until those acts are done, the property stays in the name of the deceased: it cannot be transferred, sold or lawfully let, while the tax obligations keep running.

About inheritance in Greece

My relative died years ago. Does the new law apply?
Under the new Article 1845 of the Civil Code the heir may renounce within four months, running from the time he learned of the devolution and of its ground; if the period lapses without action, the inheritance is treated as accepted. Where the heir resides abroad, the Code now determines specifically when that period begins to run, and the longer period provided for heirs abroad continues to apply. Because the consequences are final, we calculate the deadline for your own case, on the regime applicable to the date of death.
The reform reverses the old rule. Limitation of liability no longer depends on a separate, timely declaration, since separation of the estate from your personal property is the starting point. For deaths before 16 September 2026 the previous rules continue to govern, which is why older estates should be examined without delay.
Under the new framework exposure is limited. In older successions the risk is assessed under the previous law, which makes early examination important.
The reform replaces the earlier special regime on renunciation by minors with a new framework of protection and liability under the Civil Code. Where a minor is called to the estate, the position is assessed separately and the steps are taken through the parents or guardian.
No. Succession does not depend on citizenship. You do need a Greek tax number, which we obtain for you.
No. Title is completed by registration of the deed of acceptance with the Cadastre, which takes effect from the date of death. Until then no notary will draw up a contract of sale.
